Exterior and interior façade

 

The main façade is made up of a sandstone ashlar wall with a roughened soffit and an exterior water-repellent treatment of the original restored stone. Inner partition with air chamber that increases the thermal resistance of the building with insulating mineral wool.

The rear façade is resolved by means of an ETICS (Exterior Thermal Insulation System). This system consists of a masonry enclosure on which external insulation is placed along with a surface finish of acrylic mortar. Using this type of mortar is an advantage as it is a completely waterproof and non-porous finish.
On the inside, the solution is improved with another partition wall insulated with mineral wool.

Exterior carpentry

 

In line with the excellent thermal insulation provided by the façades, the windows and French doors of the homes are up to the same standard, with anodised aluminium frames with Cortizo COR 70® thermal break and Climalit® double glazing, a synergy of durability and energy efficiency.
Thermal efficiency is increased with the installation of low-emissivity glass, an additional barrier that slows down the transmission of energy.

All exterior openings are fitted with motorised blinds with injected insulation, included in the home automation system offered by the homes for control and programming from a mobile phone.

Lift

 

Low consumption electric lift with energy classification A, from the ORONA® brand with smooth, silent and vibration-free movement.
Achieved through the installation of a frequency inverter that reduces starting currents.

Interior layout

 

Each apartment occupies an entire floor of the building, a design that allows you to enjoy unique privacy as there are no adjoining walls with other neighbours in the building. At the same time, this layout has the living room on the façade, facing the sea and with direct access to balconies and terraces on each floor. All the exits have a curtain opening on the interior face of the ceiling for the installation of curtains and net curtains.

Inside the house, the divisions between rooms have a quadruple plasterboard system with acoustic insulation inside.

The 4-bedroom apartments have 3 bathrooms, and the 2-bedroom apartments have 2 bathrooms. The partitioning system in these bathrooms is moisture resistant.

There is space for a washing machine and tumble dryer that is separate from the kitchen and bathroom, inside a cupboard or a separate room.

Living areas and bedrooms

Natural oak parquet composed of several layers of wood that give it stability and improved resistance and durability. 186×22[1] cm plank, with solid oak top layer.

Bathroom

Porcelain stoneware ceramic flooring, a material that stands out for its low water absorption values and high resistance to wear and tear.

Communal areas

A combination of natural stone and porcelain stoneware flooring, designed for ease of cleaning and resistance over time.

Living areas and bedrooms

Paint and solid wood strips. The paint used is water-based, so in addition to being environmentally friendly, it does not have odours.
This paint dries with a coating that allows the cleaning of the walls without damaging them.

Bathroom

Porcelain stoneware-type ceramic wall cladding with stone-type finishes.

Communal areas

Design compositions made up of natural wood finishes, paint and solid wood strips.

Kitchen wall

Large Silestone® compact quartz with black marquina marble finish.

Carpentry

 

All bedrooms have wardrobes with hinged doors finished in natural wood. The inside of the wardrobes feature drawer modules, shelves and metal bars for hangers.

In the corridors there are built-in wardrobes with sliding doors and, as in the bedrooms, they have drawers, shelves and metal bars. The wardrobes are finished in natural oak wood to match the rest of the panelling.

As part of the elegant design, some wardrobes include a piece of furniture that serves as a dressing table or desk.

Combination of different hinged and sliding doors with tall panels, finished in oak wood or lacquered in white depending on the room.

Kitchen

 

Kitchen with wall and base units with frames made of waterproof panels lined with non-porous laminates, aluminium base in water units and central metal reinforcement with wide shelves to prevent them from bending. Stainless steel fittings and hinges with braking system.

Silestone® compact quartz worktop in marble black marquina finish and stainless-steel sink under worktop. Round stainless-steel kitchen tap by Porcelanosa®.

Induction hob, oven, extractor hood, panelled fridge, microwave and integrated dishwasher. All appliances are from top brands.

Bathroom

 

Ceramic washbasin embedded in Silestone® countertop on white lacquered unit with hinged doors and interior shelf.
En-suite bathrooms have double vanities.

Round stainless-steel mixer taps by Porcelanosa® in both washbasin and shower. Both with stainless steel finish and the shower includes a large upper shower head separate from the hand shower.

Toilet with concealed cistern. Push button, toilet roll holder, hangers and accessories in stainless steel. All from Porcelanosa®.

Mineral-loaded shower tray with shower screen in stainless steel finish to match the rest of the elements and anti-fogging mirror.

Lighting and electricity

 

Energy-saving lighting using LED technology.

Charging sockets with USB plug for universal charging of electronic devices.

Controlled lighting via SIMON 100 iO® smart switches that can be controlled via mobile phone.

Light intensity control in bedrooms and living areas, dimmable both from the switch and via the mobile app.

Air conditioning and hot water system.

 

Integrated cooling and heating system using aerothermal energy with the possibility of combining it with a natural gas system thanks to the individual pre-installation in each apartment.

The heating is via underfloor heating. There are individual thermostats in each room, improving acclimatisation according to the different needs that may arise. All the bathrooms also have their own thermostat from which the temperature can be regulated independently.

The thermostats are integrated into the home automation system and can be controlled and programmed remotely from a mobile phone.

Cooling is achieved by supplying air from a series of indoor units that distribute it through hidden ducts and it is then released through adjustable aluminium grilles, integrated into the design of the home. The indoor units have filters that remove impurities from the air.

The aerothermal system is used in the same way for hot water, optimising energy savings via the all-in-one system.

Telecommunications

 

R-TV and RJ45 TV sockets in all rooms.

Replacement of the passive splitter with an Ethernet switch: This improvement makes it possible to take advantage of the RJ45 sockets available throughout the house without the need to install anything other than the telephone company router.

Charging sockets with USB connector in all rooms. The distribution of sockets has been done in such a way that the resulting spaces allow for a desk or computer table with the appropriate connections.
